Changing the locks on an older house is an archaeology job
Mary Esther Lock Repair does two related things: fixing entry hardware that has stopped working properly, and changing out entry hardware for something better. On the housing stock in this town those two jobs run together more often than not.
The reason is that these are mostly single-family homes that have been lived in a long time and worked on by a lot of different people. Open the front door of a house here that has been through three or four owners and you will typically find several generations of hardware sitting side by side: an original knob set from when the house was built, a deadbolt added at some point in the eighties, a replacement latch fitted after a break-in that was matched to nothing, a patio slider with its factory latch and an aftermarket bar propped in the track, and a shed padlock nobody has a key for.
Which produces the situation almost every homeowner here recognises: a keyring with five keys on it, two of which nobody can identify, and no single key that opens everything. Sorting that out is usually the real job, and it is a keying exercise as much as a repair.
So when we quote a "lock change" we ask about the whole house, not one door. Doing the front door alone leaves you with the same keyring problem you started with.
Sliding glass doors: the opening nobody secures
Most houses here have a slider to the back yard, the patio or the porch, and on properties toward the water it is often the door used most. It is also, in the overwhelming majority of homes we visit, the least secure opening on the property.
The factory latch on a sliding door is not a lock in any meaningful sense. It is a small hook or claw that swings up into a slot in the frame. It is made of light metal or plastic, it is fixed to the door with two small screws, and it was designed to hold the door closed against wind rather than against a person. When homeowners say the slider "does not lock properly any more", what has usually happened is that the hook has worn, or the door has dropped on its rollers so the hook no longer reaches the slot.
Which brings up the second problem: rollers. A slider rides on small wheels at the bottom that carry the entire weight of a heavy glass panel. They wear, they seize, they fill with grit, and the door starts to drag. A dragging door is not just annoying — as it drops, the latch falls out of alignment with its keeper, and now the door will not lock at all. People replace the latch and it does not help, because the latch was never the problem.
The third problem is lifting. A panel that is loose in its track can be moved vertically. Any securing method that does not address vertical movement is only doing half the job.
What actually works on a slider is a combination: get the rollers and the track sorted so the door sits at its proper height and moves freely, fit a proper auxiliary lock that engages the frame rather than relying on the factory hook, and address the lift. A length of timber in the track is the folk remedy and it is better than nothing, but it does nothing about lifting, it is trivially removed by anyone inside, and it stops the door being used as an exit in a hurry.
French doors and the inactive leaf
Double doors out to a patio or a porch are common on the newer end of the housing stock here, and they have a specific weakness that is easy to miss.
One leaf is active — it has the handle and the deadbolt. The other is inactive, held top and bottom by flush bolts that shoot into the head of the frame and into the threshold or the floor. The active leaf's deadbolt does not throw into the frame at all; it throws into the edge of the inactive leaf. Which means the entire security of the opening rests on those two flush bolts.
They are usually the cheapest components on the door, they are often barely engaged because the holes they drop into were never drilled properly, and the bottom one in particular fills with dirt and stops seating. A pair of French doors where the flush bolts are not fully engaging is, functionally, a door with no lock in the frame at all.
The fixes are straightforward: get the flush bolts seating fully top and bottom, deepen or clear the receivers, and where the hardware is inadequate replace it with something substantial. On a door that is rarely used, adding a second securing point on the inactive leaf is worth the small cost.
Storm doors, screen doors and the things that are not locks
Nearly every house here has a storm or screen door on the front, and homeowners regularly call about them.
Understand what they are for. A storm door latch is a weather and convenience device. It has a thin frame, light hardware and a glass or screen panel, and it provides essentially no security. That is not a defect; it was never the point. Do not spend money hardening a storm door and do not treat its lock as a reason to be relaxed about the main door behind it.
What storm doors do need is a working closer and a wind chain. In a place that gets sustained onshore wind, a storm door caught by a gust and thrown open past its stop tears its own hinges out of the frame, and a broken closer is the reason it happened. The chain limiter is a two-minute fitting that prevents the single most expensive thing that goes wrong with these doors.
Doors, frames and the moisture problem
Humidity here is high year-round, and timber responds to it. A door that fitted perfectly in the cool months binds in the warm ones and then comes right again. Homeowners describe the lock as getting worse and then better, which is the clearest possible sign that the hardware is not at fault.
The related failure is hinge sag. Screws in the top hinge carry the weight of the slab, they work loose over years, and the door drops at the latch edge. Now the latch arrives below the strike opening and has to be lifted into place, which is why people end up pulling up on the handle to get the door to lock. Longer screws driven through the top hinge into the framing behind the jamb pull a dropped door back into line, and it is the single most effective repair on a sticking exterior door.
On homes built on a slab, the bottom of an exterior door and the base of the jamb are the parts that take moisture from below. Where a timber jamb has softened at the bottom, no lock fixed to it is holding anything, because the screws are in wet wood. That is a carpentry finding, and we will tell you when the honest answer is that the frame needs attention before the hardware is worth upgrading.
Weatherstripping matters too. A perished or compressed seal changes where the door sits when closed, and replacing a hardened seal occasionally resolves a lock complaint by itself.
Doing a lock change properly
When the decision is to replace rather than repair, a few things decide whether you get value.
Do the whole house at once and key it alike. One key for the front, the back, the slider auxiliary lock and the door from the garage. This is the change homeowners consistently report as the most satisfying, and it is only possible if all the cylinders take a compatible keyway — which is why doing doors piecemeal over years produces the five-key ring.
Fit a deadbolt with a full-length throw, and fix the strike properly. The commonest weak point on a house entry is not the lock, it is the strike plate held by short screws into soft trim. Long screws reaching the framing behind the jamb, and a reinforced strike where the jamb is thin, do more for the door than upgrading the lock body.
Match the door prep. Backset comes in two common sizes, handing matters on lever sets, and bore diameter varies. Reading us what is stamped on the existing hardware before we bring parts avoids the most common reason a replacement does not fit.
Do not neglect the back. The rear and side doors of a house are out of sight of the street and they consistently carry weaker hardware than the front, which is the opposite of what the risk profile suggests.
Think about who has keys. If the reason for the change is that copies are in circulation, a rekey of good existing hardware achieves the same result for less money. Replacement is for hardware that is failed, inadequate, or so mismatched that keying it together is not possible.
Maintenance that keeps hardware working here
Use a dry film or graphite lubricant made for locks. Never put general-purpose penetrating oil into a keyway — it feels better for a fortnight and then holds grit against the pins, and the lock ends up worse than before it was touched. This is the most common piece of self-inflicted damage we see on residential hardware.
Clean and lubricate slider tracks rather than only the latch. Most slider complaints are track and roller complaints.
Do not use a key as a lever to pull a sticking door closed. That is how blades fatigue and snap.
Check the top hinge screws once a year. Thirty seconds prevents the slow drop that causes most alignment complaints.
Act at the first symptom. A key that needs a wiggle is a small job; the same lock four months later with a snapped blade inside it is not.
What to tell us when you call
Open the door fully and operate the lock with the door standing open. If it works smoothly with nothing pressing on it, the mechanism is healthy and the problem is alignment. If it grinds or sticks with the door open, the fault is inside the hardware. Tell us which, because it is the most useful single fact you can give us.
Then tell us how many doors, what types — entry, slider, French, garage side door — whether you want everything on one key, and what is stamped on the existing hardware. If a key has snapped off in a lock, leave it alone; glue and pliers are what turn an extraction into a cylinder replacement.
Common questions
Can all my doors be on one key? Usually, if the cylinders share a compatible keyway. Where they do not, changing one or two cylinders brings the whole house onto a single key.
Is the bar in my slider track enough? It is better than nothing and it does not address lifting or removal, and it blocks the door as an exit. Proper auxiliary hardware is not expensive.
My key works from outside but the handle sticks inside. That is usually a failed latch spring, which is a mechanism repair rather than an alignment issue.
The door sticks only in summer. Swelling and hinge sag. Adjust the strike and tighten the top hinge.
Do I need to be home? Yes, or an adult you authorise. We do not change locks on a house on the say-so of whoever answers the door.
I inherited keys I cannot identify. Common here. Rekeying everything to a fresh key is usually cheaper than working out what the mystery keys open.
